For Buyers: Some Help Along Your Path

Thank you for the opportunity to potentially represent you in the acquisition of a home. Having a Buyer Agent represent you in the purchase of a home can make the home buying process easier, more understandable, and even enjoyable.

A Buyer Agent can help you with all elements of the home purchase process, including:

  1. PLANNING. Understanding your goals in terms of house, location, and price.
  2. MARKET CAPTURE. Including New Home Construction, Resales, and Foreclosure options.
  3. NEGOTIATING CONTRACT. Price, terms, contingencies (Financing, Appraisal, Inspections, etc.).
  4. FINANCIAL ANALYSIS. Lender and mortgage options, monthly and closing costs estimates.
  5. INSPECTIONS. Informing as to Building, W.D.O., Mold, etc., inspection options.
  6. TITLE PROTECTIONS. Recommending an Owners Title Insurance Policy with your purchase.
  7. SURVEY. Recommending a Survey. Discussing Easements, Encroachments, etc, questions.
  8. FLOOD ZONE ANALYSIS. Recommending flood insurance if your home lies within a flood zone.
  9. HOMEOWNER'S INSURANCE. Discussing types of coverage and those vendors in Florida.
  10. CLOSING and TITLE TRANSFER. Reviewing your Settlement Statement with you prior to closing.

Need Financing? Empower Yourself Prior To Beginning A Home Search.

1. Contact a reputable Mortgage Banker to 1) determine a home price for which you could qualify given your income, resources, and goals, 2) discuss those loan programs that best meet your goals, and 3) receive a free estimate of your likely closing costs and recurring monthly costs (principal, interest, taxes, insurance, H.O.A. dues, etc.).

2. Know your credit scores. Having good credit will help you to obtain a loan on the best possible terms. A reputable Mortgage Banker will provide to you, free of charge, a copy of your credit report. If there are any issues on your credit report, a Mortgage Banker can recommend some strategies to help you repair your credit.

3. Avoid making large purchases for items such as new vehicles prior to buying a home. Having a large monthly car and car insurance payment could greatly affect your ability to qualify for a home loan.
